This acreage is for the country boy (and/or girl) that lives and works in the city, but yearn to "get back to their roots"! And the home is big enough for a small army (in case you have a lot of kids or WANT a lot of kids).

Location
The location of this property is in Montgomery County, about a mile south of Pott. County and about a mile east of Mills County. According to Mapquest (R) the distance to the metro is less than 33 mile. It is approximately 40 miles from Harlan, 30 miles to Glenwood and 17 miles from Red Oak.

Kids do great in the country and this is a kid place, although it could be just as attractive to a retired/semi-retired individual/couple wanting to "return to the country". I will describe it as I see it and you adjust your imagination to fit...fair deal?

  • Water
    If you intend to have livestock, then you know how important water is. This place has an excellent deep well with plenty of water for any number of livestock that you may want to raise. There will always be water. And there are four (4) hydrants conveniently located around the property. One near the machine shed, one near the house, one near the pasture area

    There are also water tanks for the larger animals that you may have. Note: it should be noted that the water lines all run underground...believe me that is important in the winter time.

  • Electrical
    As just mentioned the water lines running underground, so does the elcetrical wiring. Virtually every building is "wired", including the larger of the grain bins. The small open-front livestock building is also wired, as is the "Shop/Tackroom" or chicken house (how ever you may want to make use of it). Likewise, this is a BIG DEAL...no concerns that a pole will break or any other situation that could cause a power outage...just relax - YOU GOT POWER!
  • Propane
    A very large capacity propane tank for house and other tanks for other structures. Over the years, porpane has typically been much more economical that natural gas, at least compared to natural gas costs in the cities.
  • Septic
    Of course all rural properties have septics systems and this property has a new, large capacity septic system that was replaced within the past 2 years. And if you are from the city, then be assured that septic systems are not something that should cause any concern. Septic tanks are one of the most natural organic systems in nature. Treated properly septic tanks last virtually forever. Of course, like many "man-used" items it does require routine maintenance, and aside from "occassional" pumping, products exist to "feed" the microbes that exist in the septic tank. Feeding these little creatures is what really make the system work - just like feeding any livestock that exist on a farm of any size.

Outbuildings

  • Machine Shed / Indoor Arena
  • If you have motorcyles, quad-runners, snowmobiles, bicycles, boats, trailers, etc then there is a 60' x 80' metal machine shed with 16' sidewalls. Do you have large trucks?..boy would this work for you - but then this building is a super large storage building for ANYTHING! Steel Buildings of this size cost in the neighborhood of $20,000 not including freight and erection!
  • Grain Bins
    Their are buyers for structures such as these, in case you see no use for them and would wish to make some money on such a sale. However, before you do that you may want to consider them for storage for feedstuffs, if you intend to have livesock. They are excellent for storing grain and hay.
  • Livestock Shed
    This is a 12' x 36' partial open front livestock building that is sutiable for a wide range of critters - many of which we have identified elsewhere in our property analysis.
Animals
    It perhaps would be a good place here to mention that there are some very active 4-H Clubs in the area and what a grand social organization for young people for any number of agricultural activities and they learn to be responsibile and don't even know it!..win/win!
  • Dogs
    Do you have hunting dogs? or any kind of dogs?.. plenty of room for a kennel here.
  • Horses
    Or maybe you have horses... you could pasture several horses here, and even room to build a stable, should you so desire.
  • Poultry There is no chicken house here either, but there certainly is plenty of room to build (or buy ready-made) housing for hens or even broilers, if you want to raise your own meat and eggs - year-round! As a matter of fact, this is another one of those great money-maker projects for kids (or just as a cash crop). Let them raise there own poultry to earn their own spending money - fact is they get a lot more from this kind of project than just spending money,..this will create memories that will last a lifetime (trust me, I know).
  • Exotic Poultry
    Or maybe you want to raise exotic poultry such as ducks, geese, etc. for pleasure, to show or for revenue.
  • Calves
    Depending on what type(s) of livestock that you have, there is a place for most all of the choices. After all, you have a "mini-farm" - a throw-back to the "old-days". Buy some "bucket" calves and raise the to feeder size. Or raise for meat to use and to sell.
  • Sheep
    Lambs are easy to raise and can be great kid projects, or projects for anyone.
  • Hogs/Pigs
    This may not be a place for pigs to run loose, but confinement buildings do not take much room and can easily be integrated into a livestock plan. They can be a good source of revenue, in any number of forms:
    • Roast Pigs from small size to as large as you care to rasie them.
    • Finish Hogs for outright sale or for buthering for self or for sale.
  • Exotic Livestock
    Llamas anyone? Emus? Osterich? Buffalo? Donkeys?...let your imagination pick the stock!

Hunting
If you are a sportsperson that possess guns, bows and arrows or any other game weapons, then you have the "wide open spaces" to target practice. There is a wide range of hunting game in this area also, namely pheasant, turkey, deer, rabbits, and more.

Recreational Vehicles
Take a look down this road. The road north of this homested is dirt! Which means, 1.) no high speed traffic past your place, and 2.) if you have motocycles, quadrunners, snowmobiles, etc. You have the "road to run on"! Or horseback riding and hayrack rides when you have friends or family outings. Just an ideal location for family fun and entertaining.

School
Ok, if you have kids, then you are very well aware of open enrollment, which means that your kids could go to any school. But if you want to go to the area school, then your kids will go to Red Oak. The bus will pick them up litterally at your front door. Red Oak is a 2A or 3A - depending on the sport, activity, etc. We are very proud of our school and the quality of educatin that is received. Gardening and Growing Plots
The current garden area is primarily used for summer favorites such as tomatoes and peppers, but if you want MORE garden!..boy can we accomodate you. There are ideal locations for a large vegatable garden for such things as tomatoes, potatoes, beans, onions, cucumbers, mellons, and any number of other staple vegatables. And at the same time the layout is such that there are any number of spots that would be ideal for a periennel gardens such as an herb garden, a butterfly garden, or "your-idea" garden. There is no orchard here, but there certainly is room and an excellent location for a variety of fruit trees, and all the while it would not remove or eliminate pasture and pens for livestock - I guess you could say that you can HAVE IT ALL!

If you love grasses and flowers and pretty landscaping, then you can see endless locations to buitify the homestead. Let your imagination run wild!

Interest Rates
The likelihood of seeing interest rates at this level for very much longer is in doubt. Those in-the-know seem to agree that we are going to see interest rates increasing. And not to far into the future. If you have given any thought to buying property of any kind, now is the time! 2% or 3% rise can make a huge difference in the payment amount...now is the time to move.

Economic Fundamentals
Regardless of how our politicians want to "spin" the economy, we "normal" folks know that increasing debt does NOT increase the likelihood of generating prosperous economic growth. If you believe that "tough-times-are-coming", you may see this as an excellent opportunity to be "self-sufficient". Plenty of water (big deal), raise your own meat, raise your own fruit and vegatables. You can be a survivor!...even if tough times are not forthcoming, it is still a great way of life.

Investment
In fact, while real estate has taken a bit of a hit the past couple of years, it is still an excellent investment. Investment in stocks can be "a crap shoot". Companies can file for bankrupcy or close their doors or move to China at any moment in time, and there goes your investment. Whereas, real estate (especially farms and acreages) is "real"...it is there - and while the prices may fluctuate, depending on the economy at the time, over any extended period of time it will retain and indeed increase in value.
