Potential Usage...well that always depends on the buyer with interest. Let's look at some of the suspects/prospects.
Farm and Agricultural Operation
It certainly has that level of potential. There are several acres of pasture and CPR ground.
There is land that could be put into hay ground. With pasture and hay ground, that would indicate that a cow/calf or sheep operation could be considered. Hogs could be considered since there is plenty of corn farms in the area that could be a source of corn for feed. There certainly are some ideal locations where appropriate hog housing facilities could be erected. Or some exotic livestock such as rabbits, llamas, emus, buffalo, etc. Or add your choice to the list.
How about an vineyard? There is plenty of areas where grapes would make great use of the topology of the land. Integrate your own winery into this type of usage. Include with the vineyard an fruit tree orchard and a vegetable garden. Set up your own cannery and/or dehydration operation. Dehydration is very easy and extremely popular as a food preservation and there are those that think out of the box and rationalize that this may be important for economical servival somewhere in the future.
There is 100 acres m/l of mature hickory and oak timber that could be considered as a cash crop. It is just one of the many uses and options that exist with this property.
Recreational/Development/Investment
Recreation, in some form, is most likely the best idea as well as the best investment. The ideas included here could be practical for a single group with their own interest or it could be developed with rent/lease/contract to generate income.
Hunting - this area has considerable natural wildlife and game birds; namely deer, turkey, quail, pheasant, rabbit, squirrel, and more. Within the farm, there are areas that could be set aside as perserves, as well as being able to stock certain types of game bird. The interest in a hunting perserve could be for the purpose of leasing, licensing - i.e. offering hunting for a fee. There are certainly a number of locations on the property that could be ideal for a hunting lodge and retreat facility. There are few farms that have this potential for this type of usage at this price.
Fishing - there are several small ponds that were originally used for cattle watering holes and would not be practical for fishing. However, because of the hilly terrain there are any number of valleys that could be evaluated to be ideal for creating a body of water that would be deep enough as well as being a large enough body to be practical for other recreational uses. So not only could the lake be engineered to be practical for a variety of fish, but it could also then be used for canoing, rowboats, paddle boats and other types of boating and water sports. What if then you design that lake to allow for cabins on the perimeter? What a grand setting for family weekends, or rent the cabins for added income.
Horses - maybe your and/or your club has an eqestrain interest. There are several locations that could be layed with an arena and horse barn facilities - all of this for your own members or board horses and to rent facilities for income. The fact that this farm has land that is suitable for hay could provide some or all of the hay that may be needed. Also because of the size and the terrain, there are any number of riding trails that could planned.
Motorcycles/Quad-runners/Snowmobiles/Cross-country skiing - the trails that were mentioned with the horses could just as well be considered for the mechanical "critters".
Indeed a trails systems could be integrated into other uses of the farm, e.g. the perimeter of the orchards, vineyard, lake, etc.
Golf - how'bout a 3-hole or 4-hole or maybe a 9 hole golf course?..or maybe a call it pasture pool! It could be possible. The terrain could certainly make it to be a challenging course.
